Location

It's hard to overstate how good this address is. Anantara Plaza Nice sits right beside Place Masséna, in the middle of the Carré d'Or, with the Promenade des Anglais, Old Nice and Cours Saleya all comfortably within walking range — and Rue Paradis's boutiques close enough that a quick errand can turn into an accidental shopping trip. If your idea of a Nice holiday runs entirely on foot, it's difficult to imagine doing better than this. The tradeoff is exactly what you'd expect from being this central: traffic, noise, a city very much awake outside your window.

Style and atmosphere

The historic building has had a clean, confident makeover — light tones, good materials, a few gentle nods to the Mediterranean without overdoing it. It all feels current and comfortable, exactly what you'd want from a recently renovated five-star. It also feels a little familiar. Swap the art and you could plausibly be in a well-renovated luxury hotel in half a dozen other coastal cities. The Riviera identity here comes far more from what's outside the windows than from anything on the walls.

The rooms lean modern and well finished, a step ahead of what you'll find in most of Nice's older grand hotels — comfortable, quiet, nothing to complain about. They're also the least interesting part of the stay, and that's not really a criticism. At this hotel, the room is where you sleep between the parts that actually matter: the walk out the front door and the rooftop upstairs. A city-view room does the job perfectly well for a couple of nights; it's only guests planning a longer stay, or those who'll actually spend real time on their balcony, who should stretch for one of the upper-floor sea-facing categories.

Breakfast up here, with the city and the Mediterranean spread out below, turns what's usually the most forgettable meal of a hotel stay into one of its highlights — buffet and cooked-to-order dishes both included, no unnecessary upcharges. The same terrace carries through to lunch, dinner, drinks and a Sunday brunch, with a menu that wanders happily between Mediterranean plates, meat, pasta and sushi rather than committing hard to one cuisine. It's not chasing a Michelin star, and it doesn't need to — the view alone does most of the convincing.

No pool — and for a five-star hotel at this price, that's the one gap that's hard to talk around. The spa covers the basics well: treatment rooms, hammam, sauna, a small relaxation area, plus a compact but functional gym. Fine for a quiet hour, not built for a full afternoon of lounging. For beach time, the hotel partners with Ruhl Plage, a short stroll away on the Promenade — useful, but it's an arrangement, not an amenity, and you'll likely pay extra to use it.

This hotel wants you in the thick of the city, not tucked away from it. Place Masséna, busy streets, shops and a rooftop built for socializing all press right up against the property. Book a higher floor or a stronger category and things quiet down considerably; land in a lower, street-facing room and the city has a way of letting itself in. Choose this hotel for energy and access, not for escape.

The question this score answers: could the hotel exist just as meaningfully somewhere else? Anantara Plaza Nice scores well thanks to its historic facade, its spot by the Jardin Albert-Ier, its closeness to the Baie des Anges, and above all that rooftop — breakfast with the Mediterranean laid out below you is about as Nice as a morning gets. It doesn't reach a perfect score because the interiors, however handsome, wouldn't feel out of place elsewhere, and there's neither a pool nor private gardens to root the experience more deeply in this one specific corner of the coast.

You're paying for the address and that rooftop, full stop — everything else about the hotel is competent rather than exceptional. That's a fair trade for guests who actually walk the city, eat up top, and lean on the concierge, since those are the things Nice does better from here than from almost anywhere else. It's a much harder sell for someone who mostly stays in, skips the terrace, and expects a resort's worth of facilities included at this price. The value here isn't really about which room you pick — it's about whether you use the hotel the way it's built to be used.
